Job Description

A growing Los Angeles real estate management firm seeks a full-time Project Superintendent. The Project Superintendent is responsible for overseeing workers for the interior renovation of apartments and ensuring projects are completed according to scope, on budget, and within the agreed-upon timeline. Serve as liaison between construction services and the operations team during renovations. This position is based in the Los Angeles, coverage to the Southern CA market. All projects require drivable travel to other local locations within the Los Angeles County area.


  • Coordinate renovations to be scheduled with operations team and site teams.
  • Supervise maintenance staff.
  • Maintain quality standards of all repair and renovation work.
  • Maintain condition of all properties
  • Attend all inspections. Ensure that inspections have the highest possible chance of passing by confirming all the necessary repairs are complete in a timely manner and up to standard.
  • In the event of violations, make sure we have the highest possible chance of passing the second inspection by creating a remediation plan and seeing it through.

  • Maximize rental income by minimizing vacancy time.
  • Ensure that the unit is rent ready by overseeing the completion of necessary repairs and renovations in a timely manner and up to standard.
  • Ensuring the unit is rented in a timely manner by notifying all case workers and agencies and posting the vacancy on rental websites.
  • Oversee the day-to-day operations of the maintenance department.
  • Supervise the maintenance Team Leaders and oversee:
  • Hiring, training, performance evaluation, discipline and termination of maintenance staff
  • Ensure effective communication within the maintenance department and with other departments.
  • Develop, document, and maintain Maintenance systems, procedures and standards.
  • Maintain vendor relationships and oversee scheduling and quality of 3rd party work.
  • Plan and schedule all preventative maintenance. During inspections and site visits, identify and address long term and preventative maintenance issues e.g. elevator, trash chute, asphalt, concrete, building exterior, gutters, trees, etc. For equipment and machinery, follow manufacturers PM recommendations.
  • Regularly inspect properties, common areas, and building systems to determine repairs or capex upgrades needed. Follow through with budgeting and approval, bid and award, supervision of 3rd party work timeframes and quality.
  • Adhere to all applicable federal and state laws, as well as all company policies.
  • Support the team in achieving the goals of the Company and of each property.
  • Perform other duties as assigned.


● 2 years experience as a property manager, maintenance manager or similar role
● Speak fluent Spanish (preferred)
● High school diploma or equivalent required
● Working knowledge of the Section-8 voucher system
● Working knowledge of building systems such as plumbing, electrical, and HVAC.
● Possess a vehicle for work use, and able to regularly travel between properties
● Proficient with Microsoft Office or similar software, comfortable using mobile apps
● Experience using property management software a plus
