Job Description

A property management company specializing in residential rental real estate is looking for a highly organized and computer-savvy Construction Project Manager to oversee and manage construction projects, ensuring all units are completed on time and move-in ready. This role requires strong leadership in delegating tasks to team members and vendors, managing construction permits, utilities, and apartment inventory, and ensuring smooth coordination between office operations and on-site activities. Candidates must be open to travel to Memphis, TN, as projects require on-site supervision.

Responsibilities:

  • Oversee construction projects from planning to completion, ensuring deadlines and budgets are met.
  • Coordinate and delegate tasks to team members and vendors, managing construction schedules and workforce efficiency.
  • Supervise permits, utilities, and apartment inventory, ensuring compliance with regulations.
  • Ensure all apartment units are move-in ready, overseeing final inspections, repairs, and finishing touches.
  • Manage both office and field operations, ensuring clear communication between teams.
  • Conduct regular site visits to assess project progress, safety compliance, and quality control.
  • Oversee vendor relationships, negotiating contracts and ensuring timely deliveries.
  • Monitor construction costs, track expenses, and recommend cost-effective solutions.
  • Use project management software and digital tools to organize reports, schedules, and documentation.
  • Provide updates to senior management, ensuring transparency and accountability
  • Other duties as assigned

Qualifications:

  • Bachelor’s degree in Construction Management, Engineering, or a related field (preferred).
  • 5+ years of experience in construction project management, with expertise in permits, utilities, and apartment turnover processes.
  • Highly organized and detail-oriented, with the ability to multitask efficiently.
  • Strong leadership skills with experience in delegating tasks to teams and vendors.
  • Computer savvy with experience in project management software (e.g., Procore, Buildertrend).sly.
  • Willingness to travel to Memphis, TN as needed.
  • Knowledge of building codes, safety regulations, and construction best practices.
  • Excellent problem-solving, negotiation, and communication skills.
