A property management company specializing in residential rental real estate is looking for a detail-oriented Director of Maintenance. The company manages a significant portfolio of residential units across multiple locations, focusing on both conventional and affordable communities. The Director of Maintenance to leads and oversees all aspects of property maintenance across our portfolio. This role requires a highly skilled leader with strong technical expertise, the ability to manage multiple crews, and a proactive approach to facility upkeep. The ideal candidate must be located or open to relocation to Memphis, TN.
Responsibilities:
Leadership & Team Oversight
- Hire, train, and manage maintenance staff, including conducting performance evaluations and disciplinary actions when necessary.
- Provide strong leadership, ensuring accountability, efficiency, and a high standard of work across all teams.
- Offer hands-on guidance to maintenance crews, ensuring that daily operations are running smoothly and efficiently.
- Stay on top of employee performance and address any issues promptly.
Maintenance Operations & Technical Expertise
- Oversee all aspects of building maintenance, including HVAC, plumbing, electrical, carpentry, and general repairs.
- Ensure all maintenance work is completed efficiently, meeting safety and quality standards.
- Develop and implement preventive maintenance programs to reduce downtime and long-term costs.
- Troubleshoot and resolve complex maintenance issues.
Availability & Responsiveness
- Must be available for emergency maintenance issues, including nights, weekends, and holidays as needed.
- Respond promptly to urgent maintenance requests and provide effective solutions.
Budget & Cost Control
- Manage and monitor maintenance budgets, ensuring cost-effective repairs and operations.
- Negotiate vendor contracts to maximize service quality and minimize costs.
Compliance & Safety
- Ensure properties comply with local standards, building codes, and environmental regulations.
- Implement and enforce safety protocols for maintenance teams.
Travel & Multi-Property Oversight
- Must be open to travel between properties as needed to oversee maintenance operations and ensure quality standards are met.
- Manage multiple projects and teams across different locations.
Qualifications:
- 3-5 years in maintenance management, property management, or facilities oversight.
- High school diploma or equivalent required; technical or trade school certification preferred.
- Strong technical knowledge in HVAC, plumbing, electrical, and building systems.
- Excellent leadership, problem-solving, and decision-making skills.
- Ability to oversee multiple maintenance crews and ensure quality performance.
- Strong organizational skills to manage multiple properties and priorities.
