Job Description

A well-established real estate management company is seeking a Senior Property Maintenance Manager to oversee the maintenance and physical operations of a large mixed-use portfolio in New Haven, including multifamily residential buildings, some retail spaces, and parking facilities. This is a hands-on leadership role ideal for someone with a strong maintenance and construction/renovation background who can take ownership of day-to-day operations, lead a maintenance team, and ensure properties are maintained to a high standard.

Responsibilities:

  • Oversee the day-to-day maintenance operations across the portfolio
  • Manage and supervise 10–15 maintenance technicians
  • Ensure properties maintain a strong physical appearance, cleanliness, and curb appeal
  • Conduct regular site visits across New Haven to monitor work quality and property conditions
  • Coordinate and oversee repairs, renovations, and improvement projects
  • Obtain bids from vendors and contractors, review proposals, and manage project costs
  • Ensure maintenance work is completed efficiently and cost-effectively
  • Monitor purchasing and expenses to ensure proper use of company resources
  • Handle hands-on maintenance when necessary
  • Work closely with the property management office regarding tenant concerns, rent collection coordination, and property operations
  • Utilize AppFolio and other technology platforms to manage maintenance operations
  • Ensure appropriate use of company credit cards and purchasing procedures
  • Assist with snow operations, including use of company vehicles equipped with plows
  • Other duties as assigned

Qualifications:

  • 2–4+ years of experience in property maintenance, facilities management, or construction management
  • Strong hands-on maintenance background
  • Experience overseeing maintenance teams and vendors
  • Familiarity with construction, renovations, and capital improvement projects
  • Experience with property management software (AppFolio preferred)
  • Strong organizational and leadership skills
  • Ability to take initiative and drive operational improvements
  • Professional demeanor with a strong focus on customer service and property presentation
  • Valid driver’s license
