Job Description

A growing real estate investment and property management firm is seeking a hands-on Property Manager to oversee daily operations across their Connecticut residential portfolio. This role combines operational leadership, vendor coordination, leasing collaboration, and maintenance oversight while supporting continued company growth and tenant satisfaction.

Responsibilities:

  • Oversee day-to-day property operations and ensure efficient management processes
  • Supervise property management staff, maintenance personnel, and external vendors
  • Coordinate maintenance, repairs, inspections, and unit turnovers
  • Monitor vendor performance and oversee invoice approvals
  • Manage operational budgets, expenses, and financial reporting
  • Support leasing activity including tenant vetting, onboarding, move-ins, and issue resolution
  • Ensure properties comply with regulations, company policies, and operational standards
  • Maintain strong tenant relations and address residential concerns promptly
  • Assist with transition from Rentec Direct to AppFolio property management software
  • Collaborate with office staff handling bookkeeping and administrative functions

Qualifications:

  • 1-2 years of previous residential property management experience required
  • Familiarity with property management software (RentTech Direct to AppFolio)
  • Strong organizational and multitasking abilities
  • Comfortable coordinating vendors and maintenance staff
  • Hands-on mindset with operational awareness
  • Ability to travel regularly to properties
  • Strong leadership and supervisory skills
  • Excellent communication and problem-solving abilities
  • Highly organized with strong attention to detail
  • Ability to multitask and manage multiple properties efficiently
  • Interest in learning, professional growth, and long-term development in property management
  • Solid understanding of maintenance workflows and operational property processes

Compensation & Growth

  • Base salary $70K–$80K
  • Profit-sharing opportunity (~20% of management profit)
  • Portfolio growth potential as units expand
